MSA adopted a performance based fire engineering approach which allowed greater compartment sizes and smoke zones. These zones were designed to fit the architecture, rather than the prescriptive building regulations. This enabled greater architectural flexibility and created the open space in the shopping centre.

To satisfy the architectural design strategies and maximize lettable retail areas of the shopping centre, MSA developed a fire safety design for the shopping centre using a performance-based fire engineering approach. This included

- fire/smoke spread analyses to protect egress,
- Computer modelling of egress flows to optimise the design of the egress system
- Structural fire modelling to optimise the structural fire design thus reducing the protection of structural steelwork and other elements.
